ABOUT PURA VIDA PROPERTIES

Pura Vida Properties, LLC (“Pura Vida”) was established in 2009 to acquire, renovate, and sell entry level and first time move-up housing in the San Diego area.  Since its inception, the company has successfully renovated and sold about 20 properties. To date, the company has done all of its transactions using partner’s capital.   Pura Vida is now seeking a source of outside funding to leverage its partner capital and diversify into a mix of the existing Renovation Program and a new Rent and Hold strategy

Mr. O’Connell is a 26 year veteran of the commercial real estate industry with extensive experience in the resolution of troubled assets and the acquisition, development and operation of self storage projects. In addition, he holds a California Real Estate Broker’s license and is a California State Court Receiver. In 2009, Randy extended his experience in troubled assets by founding Pura Vida Properties with Tom Hermann to take advantage of the distressed residential market.
Randy’s areas of expertise have included the acquisition, management and resolution of non-performing commercial real estate debt and development and ownership of self storage facilities. He has held senior positions at Pacific Republic Capital and AMRESCO where he was responsible for acquiring, managing and disposing of over $500 million dollars of sub-performing real estate debt. Prior to that Mr. O’Connell worked with JCF Partners to acquire and dispose of $400 million of RTC loan portfolios. In regards to storage, Mr. O’Connell has been involved in the development and operation of six (6) storage projects throughout Southern California.
He graduated cum laude from both the University of Illinois (BS Accounting) and the University of Arizona (MBA Finance). He holds a real estate brokerage license in California (DRE# 01173593).

Tom Hermann, construction planning and supervision - Tom grew up in Germany and earned an undergraduate and masters degree in chemistry from the University of Bochum, followed by a PhD in Biochemistry at the University of Essen. He came to San Diego in 1988 with a postdoctoral Fellowship grant for research at the Burnham Institute. In 1992 he joined San Diego’s local biotech Ligand Pharmaceuticals, working in various R&D positions with a focus on cancer drug development until 2007. After continuing his career in biotech for another 2 years, setting up the research operations for Cytrx Corp. , Tom decided to make his passion for custom furniture building and interior design his future business, co-founding Pura Vida Inc in 2009. His old world craftsmanship combined with his background in science and technology, he brings a unique perspective to Pura Vida’s remodeling business.
